A Message to Sweetbriar Creek Homeowners From the HOA Board:


Recently, the HOA board received the attached punch list that the Township sent to Keystone.
Items on this list must be completed before the roads can be dedicated to the township. Many
items on this list have to do with stormwater management in several basins within the
community
. Other items address signage, trees on individual lots, and general clean-up. There
are several areas that require modification to comply with the original plans that were approved
by the Township.


The HOA board understands that as you read this letter, you may have more questions and/or
concerns that arise. At this moment, much of what is being required of the builder is out of our
hands. Whatever level of governing bodies and codes are driving these actions forward are well
beyond what a volunteer HOA board are going to have impacts on. It is the position of the board
that it is in our best interest to allow them to continue the mission and continue to work through
questions or concerns with the management company and the township. As we have more
clarity on our HOA responsibilities and autonomy of what we can do as ‘our neighborhood,’ we
will work from there.


Within the next several months, there will be decisions that need to be made on the Open Spaces
and Basins that have been deeded over to the HOA. Our understanding is (from the research
that we and others have done), is that this space has already been deeded to the HOA in
accordance with legal documents between the HOA and the township. Some homeowners were
under the impression that all the open spaces were to be taken over by the township. However,
the agreements did, in fact, give the township the right of refusal. In the near future, you will
receive another survey based on the feedback that we already have about the open spaces, and
at least one more open board meeting will be held before any decisions are made.
We look forward to hearing additional thoughts or concerns as we work to put forth some options
that all neighbors can be satisfied with.
